Q: I have a question regarding preparing a house for sale. I have a finished room over the garage. The only access to that room is through one of the other bedrooms. Would it be better for me to create a hallway, taking the 3 + feet off of the bedroom where the doorway to the room over the garage is or leave it as is? The bedroom that I am considering creating the hallway in is currently 14 X 11, the hallway would make it close to 10 1/2 X 11 ? or so. The better way to add a separate access would be through the attic but that would include moving the central heat and air units..and water tank ? it is cost prohibitive. So, is the smaller bedroom worth the hallway?

A: I would maybe leave it and say that if you prefer it to be like described, you are willing to do it. Who knows, maybe the potential buyer will like it the way it is.

A: I would want to know how many bedrooms in total there are. If there are 4 or more bedrooms, then having one captive is not such a big deal. However, if there are 3 or fewer, then having once captive may distract buyers. In my dealing with buyers in the Pittsburgh area, most ask for a minimum of three bedrooms. In order for the bedroom to be a true bedroom it needs to have a closet; a separate entry is assumed.
